General Invoice Explanation - Property Tax Refund

Congratulations! The application you filed for property tax grievance was successful.

This short video from Home Tax Saver will explain your invoice with your property tax refund reflected.

You may have received an invoice in October 2022 for the school portion of your savings. This is now the general portion of your 2022/23 invoice. Your signed authorization and official notification from Nassau County are on the back of the invoice. The authorization securing our services would have been signed between September 2020 and April 30th, 2021.

Here is a sample invoice, edited to protect the privacy of the homeowner.

Let’s start with the green section. Here you can verify the property address, tax year, and S/B/L (Section, Block, Lot). If you no longer own this property, please contact our office as soon as possible so our team can direct you on how to resolve the issue. If you have verified that this is your property let’s move on.

Next- Note there are two columns, YELLOW which is the summary of your School Tax Savings and RED which is your General Tax Savings. The rates used for the school and general taxes are not the same and will also differ between towns and school districts.

To calculate the School Tax Savings, start with the original assessed value of 784. This value will not appear on the tax bill because you are not paying taxes on the higher assessment. This value can be seen on your Notice of Tentative Assessed Value which was received from the county last January. After working with the county, we were able to lower this assessment to 740 for an assessed value reduction of 44 points.

784 – 740 = 44 (May not need VO here…)

Multiply the savings (44 points) by the School tax rate (1,600.246) as a percentage.

44 X 1,600.246% = $704.11 (May not need VO here…)

We will repeat these steps to find the General Tax Savings.

784 – 740 = 44

44 x the General Tax Rate of 1,038.31100 % = $456.86

The school savings of $704.11 plus the general savings of $456.86 equals the total Property Tax Savings of $1,160.97.

If a payment was previously made towards the school invoice it will be reflected on the orange line…where it says Less: Payment Received from Homeowner.

Most homeowners will not receive a property tax refund check. This reduction was secured prior to the release of your January 2023 General tax bill, and your tax bill has already been reduced to reflect the savings. There is a misconception about comparing this year’s tax bill with last year’s tax bill to find the savings. Unfortunately, it is not that simple because of variable tax rates. Due to changes with your local government and school district your bill may increase at a higher rate and therefore even if a reduction is secured you may still be paying more than your bill from the prior year. You need to compare what you would have paid versus what you are paying on the lower assessment we obtained for you.

To verify your savings, look at the official notification from Nassau County or the courts confirming that a reduction was granted. This is where you can find your adjusted tentative value the county placed on your property and the corrected assessed value we negotiated on your behalf. These values, highlighted in blue should match our invoice and the lower corrected assessed value should match the assessed value your tax bill was calculated with.

To make a payment on your account, click on client portal in the upper right-hand corner of our website. Enter your Username and Password or create an account using the unique id# found at the bottom right corner of the payment stub.

You can also detach the stub and mail it in with your credit card information or a check. Please be sure to include your S/B/L (Section, Block, Lot) or Client ID# in the memo portion of your check.

If you haven’t filed for the next available tax year, there is still time! Be sure to authorize Home Tax Saver to file a tax grievance on your property for the 2024/25 tax year, prior to the March 1, 2023, deadline.
